City Council passes 2025 tax bylaw |

City Council passed the 2025 tax bylaw after confirming the tax levy last week. The tax bylaw finalizes the municipal tax rates needed to calculate annual property tax amounts. Tax notices will be mailed to property owners on May 23.
The municipal property tax increase for 2025 was finalized at 5.7 per cent. The tax increase will affect property owners differently, depending on how their property’s assessed value compares to the market. A homeowner will pay approximately $763 in municipal taxes in 2025 for every $100,000 of assessed home value, an increase of $51 from 2024. Residential and non-residential tax rates can be found on edmonton.ca/taxes.
While property assessment changes affect individual property tax bills, they do not affect the City’s total tax revenue. The City’s tax levy requirements are decided through the budget process; assessment helps to determine each owner’s share of the tax levy. Property taxes in 2025 will generate more than $2.2 billion to help fund the 70 City services Edmontonians use every day, including emergency services, parks, trails, roads, bridges, transit, recreation centres, attractions and social supports. A typical single detached property, assessed at $465,500, will pay approximately $296 per month in municipal property taxes.
It is important to note the provincial education tax also increased this year. The provincial education portion of property taxes, roughly $98 per month or 25 per cent of the total property tax bill for a typical single detached property, goes to fund public and separate schools in Alberta. The municipal and provincial education taxes change at different rates each year, and are added together to make up the total tax amount property owners must pay.
Property taxes are due on June 30.
